The Ratcliffe Property Group is a Cheshire-based organisation that was established in 2020 by Nicholas Harvey Ratcliffe, Thomas Harvey Ratcliffe and Charles Jarvis Ratcliffe under the guidance of experienced industry expert, Paul Burgess.
The organisation is a property development and investment business, operating in both the residential and commercial spheres by a team who have a vast amount of experience in the property industry.
The Ratcliffe Property Group is a family business that is dedicated to the property industry and sees real value in the longevity of bricks and mortar. Property runs in the family’s blood and like their late Great and Great Great Grandfathers, the current Ratcliffe family understand the worth, permanence and opportunity of the sector.
By bringing together the commercial expertise of Jarvis Commercial and the residential prowess of Harvey Homes, The Ratcliffe Property Group is hoping to develop valuable and innovative mixed-use schemes across the North West region. Consequently, The Group is looking at a number of high-profile regeneration schemes, initially within Greater Manchester and the North West.
- Harvey Homes was founded in 2017 and is focused on bringing family homes of exceptional quality to the North West property market.
- Jarvis Commercial was founded in 2021 and is likely to be an industry disrupter within the commercial and mixed-use real estate sector.
- RPG Strategic Land was formally consolidated in 2021 and reflects The Group’s desire to control their own land acquisition and planning processes.

Nicholas Harvey Ratcliffe has extensive experience within the property sector and his expertise covers all aspects of residential and commercial property, including site acquisition, planning, investment, development and redevelopment.
He is a Chartered Surveyor and in the mid-90s formed a property investment company and acquired impressive assets in Manchester City Centre. His success with another site in Burnley led to him working exclusively for Sainsburys multi-billion-pound property portfolio and store development programme in the North West and Northern England & Wales.
Retained by the supermarket chain through his consultancy business NHR Chartered Surveyors, he developed and implemented its strategy for site acquisition, planning, store refurbishment and expansion.
More recently, Nicholas has been focused on establishing The Ratcliffe Property Group and its subsidiary companies in the North West property market. He works collaboratively with his son Thomas at Harvey Homes, and his youngest son Charles at Jarvis Commercial.
Within his remit at RPG Strategic Land, Nicholas is always looking out for new site opportunities and is interested in land across Cheshire and the North West that is suited to high quality mixed-use schemes.

Thomas Harvey Ratcliffe is co-founder, Managing Director and equal shareholder of Harvey Homes. Passionate about property from a young age, Tom inherited the family’s entrepreneurial spirit and seemed destined to work in the property industry. He gained vital real estate experience at a young age that ignited an interest in residential development, particularly new homes and was inspired to train as a Chartered Surveyor.
Tom trained in Real Estate at Salford University, graduating with 1st Class Honours and scoring the highest marks in his year. He balanced his studies with valuable industry experience and worked for commercial and residential property specialists, such as CBRE and NHR Ltd
Tom co-founded Harvey Homes with his father and began the preparations for commencing work on Swan Green in Knutsford, the company’s first project of 30 new homes. Tom worked to secure the support of specialist lender, Together, to help finance Swan Green, and this collaboration looks set to continue in the coming years.
Tom delivered on the successful completion of Swan Green and created a highly-sought-after development of family homes.
Charles Jarvis Ratcliffe

Charles has been keen to follow in his father’s footsteps in the commercial property sector for many years. Even while he was in Primary School, he regularly accompanied Nick to visit sites and properties across the North West.
Charles enrolled at Salford University in 2020 on the Property & Real Estate undergraduate course. The course is accredited by the Royal Institution of Chartered Surveyors (RICS), meaning he will experience training to the highest industry standards.
Charles is taking an active role in the development of Jarvis Commercial while completing his degree on a part-time basis.
Charles’ first major project will be to assist Paul Burgess on a soon-to-be-announced mixed-use scheme.
